Stale Listing? How to Relaunch a Property That's Been Sitting for 60+ Days
/When a listing has sat for two months, the problem usually isn't that buyers haven't seen it. It's that they've seen it, scrolled past, and now treat it as old news. A relaunch gives them a reason to look again.
Why listings go stale
Most buyers set up alerts and check new listings first. A home gets its biggest audience in its first couple of weeks. After that, it sinks down the portal and returning buyers start to wonder what's wrong with it.
In a slower market, with buyers taking their time, more listings reach that point. The question is what to change before the next campaign.
Start with the first photo
The hero image decides whether anyone clicks. If the first photo is the front door, a dim living room or a wide shot of the driveway, change it.
Look at the listing the way a buyer does: on a phone, in a list of twenty. Does your first image make someone stop? If not, a reshoot with professional real estate photography is usually the cheapest fix in the campaign.
Five ways to give a listing a second launch
Reshoot what's weak. You don't always need a full new set. Replace the hero image and any room that looks dark, cluttered or cramped.
Add a twilight image. A home with a pool, outdoor lighting or a view often looks its best at dusk. A new twilight hero changes how the listing reads at a glance.
Show the setting from above. For larger blocks, acreage, waterfront or homes close to parks and schools, real estate drone photography shows what ground-level photos can't.
Furnish the empty rooms. Vacant rooms photograph small and cold. Virtual staging shows buyers how the space works, and costs far less than hiring furniture.
Let buyers walk through first. A real estate video or a 360 virtual tour gives serious buyers, including those interstate, a way to explore before booking a visit.
Fresh media or a price change?
Those are decisions for the vendor and their agent, and often it's both. A price change without new presentation can leave buyers with the same first impression at a lower number. New media gives any price change a better chance of being noticed.
